A ‘SECOND SPRING’ IN FALL
When asked, when is the best time to sell my home, most people would say, “everyone knows that it’s spring”. While this is true, in Real Estate, we often refer to the fall months starting in September and leading up until mid-December as the Second Spring. So why is it called the Second Spring?
Typically, in Victoria the spring Real Estate Market starts in February (provided there isn’t any snow on the ground) and goes until the end of May. The three months of March, April and May often account for up to 35% of annual sales, the busiest consecutive months of the year. Although not the busiest time of the year, the fall Real Estate Market is still the second-best time to list your home due to a variety of factors. The two main factors are time and your homes condition.
It’s not until the kids are back to school where most families find the time outside of planning and paying for summer camps, weddings, out of town visitors, home renovations, summer holidays, and Christmas, to start thinking about a change in their housing. In the months leading up to September, we have spent most of our days managing our time and the time of others. Now that family members are back into their regular routines; this frees up time to think and plan for change. Or it may have been, while on summer vacation, you were able to step back from the busyness of life to reassess your family needs and goals and the needs of your home. Whether it’s an empty nest that beckons for rightsizing, or an expanding family that signals the time to grow, the fall presents a great time to do it.
Generally, in the fall your home has never looked better. While spring gave you new blooms, fall brings you the warm red and oranges colours that also are very photographic. Gardens have matured, houses have been painted during the long, protracted dry stretch of summer, and other projects like fence-building, new roofs, and new landscaping have been completed. This means that your home is now more marketable and appealing to the masses than ever.
Just remember, if you feel like you missed the spring market, the Second Spring market is here. With a low inventory and continued high demand, now is the time to maximize your equity.
